Many families build while one or both partners work overseas. Design conversations, documents and progress updates can all happen remotely, as long as roles and communication are agreed at the start.

SIX STEPS TO PREPARE

Choose someone you trust at home
A family member or representative can attend site meetings, receive documents and check progress for you.

Prepare a Special Power of Attorney
If your representative will sign for you, they will usually need an SPA. One signed abroad is typically notarized at a Philippine embassy or consulate, or notarized locally and apostilled. Ask the office that will receive it what it accepts.

Gather your lot documents
Keep copies of the land title, tax declaration, lot plan or survey and recent site photos. Permit applications usually ask for these.

Set your budget and funding
Use our starting rate of ₱35,000 per m² to set a realistic range, and plan how payments will be sent. If you plan to borrow, check current terms with your bank or Pag-IBIG early.

Agree how you will get updates
Before work starts, agree how often you will receive progress photos and videos, and who approves changes while you are away. Keep decisions in writing.

Time your visits for key decisions
If you can come home during the build, plan it around choices that are hard to make from photos, such as finishes and the final walkthrough.

Questions from abroad
Can I start the design while I am still abroad?
Yes. Send your brief, lot details and photos through the website. The first conversations can happen by video call, Messenger or Viber.
Who signs documents while I am away?
You can sign some documents remotely, or a representative can sign with a Special Power of Attorney. Ask a lawyer or the receiving office what the SPA needs to cover.
How will I know the work matches the plans?
Agree on regular photo and video updates and ask your representative to visit at key stages. Written records of decisions and changes protect both sides.
How much should I budget?
Projects start from ₱35,000 per m² of total floor area. The cost guide has sample budgets and an estimator.
