START WITH A REALISTIC NUMBER
A starting rate, not a quotation.
“Magkano per square metre?” is the right first question. Archbeyond projects start from ₱35,000 per m² of total floor area. That figure is a minimum: it helps you set a realistic budget before design begins.
Your written proposal sets out what is included once the design, site and finishes are defined.

WHAT CHANGES THE FINAL COST
- 01
Site and soil
Slopes, soft ground, flood risk, retaining walls and site access can add work before the building starts.
- 02
Structure and storeys
More floors, long spans, roof decks and basements need more structure.
- 03
Finishes and fixtures
Tiles, stone, timber, glazing, kitchens and bathrooms can change the budget significantly.
- 04
Location and logistics
Distance, delivery access and local labour availability affect cost and schedule.
- 05
Design complexity
Curves, custom details and large openings take more time and skill to build.
- 06
Amenities
Pools, function rooms, solar power and smart-home systems add to the budget.
COMPARE QUOTATIONS FAIRLY

COMMON QUESTIONS
Cost questions
How much does it cost to build a house with Archbeyond?
Projects start from ₱35,000 per square metre of total floor area. A 120 m² home starts from about ₱4.2 million. Your quotation follows a review of the design, site and finishes.
Is ₱35,000 per m² the final price?
No. It is the starting point. The final cost depends on the site, structure, finishes and what the scope includes, and can be higher.
How do I measure floor area?
Add up the floor area of every level. A two-storey house with 60 m² on each floor has a total of 120 m². Lot area is not the same as floor area.
Why does Archbeyond have a minimum rate?
The minimum reflects the standard of design, materials and workmanship in our projects. Knowing it early helps you plan a realistic budget.
Can I finance the build?
Many clients use savings, bank housing loans or Pag-IBIG. Lenders usually ask for plans and a cost estimate, so check their requirements early.
